The Springs at River Chase is a total of 296 units and is our second project in New Orleans metro. The project is right off the freeway and is part of a mixed use development with a lot of strong retailers. This project was not without challenges – we were initially denied at plan commission for the re-zoning due to some neighbor concerns; the terms of the purchase of the land was a bit different in that the seller is a major equity partner in the deal; a large number of servitudes (easements) were drafted, negotiated and agreed to; and the lender had a new attorney working with us on the closing. The team overcame all of these challenges and more to successfully close on another great piece of real estate for a Springs community.
These projects require the entire Continental team doing what each team member does best in order to make these projects happen. Special thanks to Lynn Brown who handled a very tough closing with a lot of last minute coordination of documents, Kevin Chumlea drafted an extremely large number of legal documents and missed half of the convention he was attending this week to help get this project closed, Erik Hahn receiving all of the approvals and permits from the various municipal agencies, Bridget O’Meara for jumping in to assist in obtaining the approval on the sign variance and Brian Strandt for working with me on answering an inordinate amount of questions on soil movement and pricing for the seller.
