COLORADO SPRINGS, Colo. – Continental Properties, a national developer and operator of rental communities, retail, and hospitality properties, is thrilled to announce the acquisition of Outlook Briargate, a premier Class A apartment community located at 7940 Brayden Point in Colorado Springs. This acquisition was funded by Continental Properties Real Estate Opportunities Fund I, L.P., the company’s eighth real estate fund.

As part of the acquisition, the community will be rebranded as Forge at Briargate, reflecting its new chapter under Continental’s ownership. Originally developed by Evergreen Development in 2023, Forge at Briargate is a 300-apartment home community offering an array of pet-friendly one-, two-, and three-bedroom apartment homes designed with modern, high-end finishes. Homes range from 682 to 1,270 square feet and feature gray quartz countertops, modern white cabinetry, full-size washers and dryers, and walk-in closets, providing the perfect blend of thoughtful design and comfortable living spaces.

“Forge at Briargate’s name is inspired by the beauty and energy of Colorado Springs,” said Heather Riggs, Senior Vice President of Multifamily Operations at Continental Properties. “It reflects a community where meaningful ties are built, and thoughtful design meets modern living. We look forward to forging new connections with all our residents as we embark on this exciting journey together.”

Located in the desirable Briargate neighborhood of northern Colorado Springs, the community offers a robust suite of amenities, including a resort-style pool and spa, outdoor kitchen with seating areas, and views of Pikes Peak. Residents enjoy unmatched convenience with Chapel Hills Mall immediately adjacent to the community and nearly 5.7 million square feet of high-end retail and dining within two miles, including the Promenade Shops at Briargate. The property is also strategically situated near some of Colorado Springs’ largest private employers, such as Lockheed Martin, Northrop Grumman, and Oracle, which are all less than a 10-minute drive away.

To ensure a smooth transition for residents, Greystar will continue to manage the operations of Forge at Briargate during the first year of Continental’s ownership. This collaborative approach is designed to foster a strong partnership and deliver a seamless experience for current and future residents alike.

This acquisition represents the second acquisition and third investment for Continental Properties Real Estate Opportunities Fund I, L.P. “With the Opportunities Fund, we are committed to providing exceptional living spaces to our residents in thriving communities,” said Dan Sell, Vice President of Acquisitions. “Forge at Briargate is a compelling investment, given its prime location, excellent community amenities, and proximity to major employment and retail hubs, all of which position it for long-term success.”

Continental Properties currently owns three other communities in Colorado Springs, all of which were developed by the company: Springs at Northgate, Springs at Allison Valley, and the newly opened Avanterra Black Forest.
