Continental Properties is excited to celebrate its 45th anniversary on August 28, marking nearly half a century of growth and success in real estate development. From its humble beginnings in 1979 to its current position as a national leader in developing and managing quality rental housing communities, the company has ingrained excellence and integrity into all its endeavors. Continental’s theme "45 Years: Our Infinitely Sustainable Journey Continues," recognizes the company's unique history while highlighting its ongoing commitment to building communities and delivering exceptional living experiences. 

Founding and Early Years  

Continental Properties was founded in 1979 by three ambitious 20-year-olds: Jim Schloemer, Rich Bell, and Steve Wagner. Driven by a vision to create impactful real estate developments, the company quickly made its mark. In 1980, Continental opened its first commercial development, an 8,000-square-foot office building in West Bend, Wisconsin, setting the stage for future growth. Over the years, the leadership team has evolved, with Dan Minahan joining the company in 1996 as Chief Operating Officer and later becoming President in 2001. 

"The foundation we built in those early years allowed us to grow into the company we are today," said Steve Wagner, Senior Vice President of Acquisitions. "From the very beginning, Jim’s leadership and vision have driven Continental's commitment to growth and innovation. What our company has accomplished is a testament to that vision, and our journey is far from over." 

Evolution and Diversification 

Continental’s growth from startup to prominent national developer began with pivotal projects. In 1989, the company entered residential real estate with Dale Creek Apartments. Concurrently, Continental expanded its retail real estate activities by developing its first Kmart in Monona, Wisconsin. Continental went on to build 29 Kmart locations, 40 Kohl’s stores, and stores for numerous other national retailers, establishing itself as one of the largest retail developers in the United States.  

Continental Properties has expanded from its Wisconsin roots to become a leading developer, owner, and operator of rental home communities, retail, and hospitality properties. The company has developed 126 apartment communities with over 33,000 homes across 20 states. This expansion has been marked by the creation of three successful brands: Springs Apartments, Authentix Apartments, and Avanterra Homes, each catering to the diverse needs of residents seeking comfortable places to call home.

Continental Properties' success is driven by over 500 team members, operating from its home office in Menomonee Falls, Wisconsin, and communities across 15 states. Since 2001, Continental has focused on suburban multifamily apartment development and management and brings a consistent, disciplined, and replicable approach to create compelling returns for investors. 

Continental relies upon in-depth market research and brand innovation. The company currently manages a portfolio of eight closed-end investment funds comprised of $1.5 billion of equity under management and more than $5 billion of total real estate value. Continental continues to leverage its market expertise and national footprint to capitalize on high-quality opportunities for its existing and future investors. Today’s favorable demographics, increasing household formation, and demand for amenitized, affordable suburban rental homes provide significant opportunities for further investment and portfolio expansion. Looking ahead, Continental remains committed to advancing its mission and delivering long-term value for both residents and investors.

Continental Properties’ success is highlighted by its numerous awards and recognitions, including being named on the Journal Sentinel's list of 2024 Top Workplaces in Southeastern Wisconsin for 12 consecutive years. The company has also been recognized for four consecutive years in the 2024 Top Workplaces USA list and featured in Multifamily Leadership's annual list of Best Places to Work Multifamily® for seven consecutive years. Future Goals and Strategic Vision 

As Continental looks ahead to the next 45 years, the company will continue to expand its rental housing portfolio and further enhance residents' quality of life nationwide. 

CEO Jim Schloemer, newly appointed Chair of the National Multifamily Housing Council (NMHC), recently testified before the U.S. House Committee on Financial Services. In his testimony, Schloemer stressed the urgent need to increase housing availability and provide more rental options for individuals and families nationwide. His leadership highlights Continental Properties' commitment to addressing the nation's housing challenges and fostering innovation in the real estate industry. 

“As Continental has grown and evolved, so has our expertise in delivering exceptional experiences to our customers and our team members,” said Schloemer. “Similarly, our commitment to our investors is unsurpassed, and we are proud of our 45-year history of delivering outstanding investment returns while maintaining the highest standards of integrity and stewardship.”
